55 Resort is a developer of luxury active adult communities with a focus on vibrant social engagement as well as health and wellness. Our community coordinators are onsite 7-days a week and we provide several instructor-led fitness classes per week. With 2 communities open in Northern Colorado and several in the pipeline, we are seeking an experienced regional property manager to work closely with existing onsite property managers and recruit staff for new communities several months prior to opening to execute a successful pre-leasing program. The ideal candidate will have a proven track record in property management, sales, marketing, and lease-up of new communities. This position requires an individual who can lead and motivate a team, build relationships with residents and families, and help create a positive, engaging living experience for retirees and near retirees. This position requires 3+ years of experience as an onsite community manager or executive director of active adult or independent living communities, as well as 3+ years of experience as a regional property manager. Key Responsibilities: Work closely with each onsite property manager to provide guidance, support, and coaching to ensure their success in managing our properties. Develop and maintain positive relationships with residents, families, and community partners to promote goodwill and enhance our reputation in the market. Monitor and analyze market trends, competitive activity, and resident feedback to identify opportunities for growth and improvement. Develop and implement sales and marketing plans for each community to increase occupancy and revenue, and a lease-up sales and marketing plan for new communities to drive pre-leasing. Oversee the management of existing properties, ensuring our onsite teams provide residents an exceptional living experience they can't find at other senior living communities. Lead and motivate a team of community managers, sales staff, and support personnel to achieve business objectives and meet resident needs. Develop and manage budgets and financial plans for each community, including revenue projections, expense management, and capital improvements. Ensure that each community complies with all local, state, and federal regulations and laws. Participate in the development and implementation of company policies, procedures, and programs to improve overall business performance. Qualifications: 6+ years of experience in property management, sales, and marketing of senior living communities, including 3+ years of regional property management. Proven track record in lease-up of new communities, occupancy growth of existing communities, revenue management, and expense control. Excellent interpersonal skills, including the ability to build relationships with residents, families, and community partners. Highly proficient in the use of property management systems including Entrata and Yardi as well as Word, Excel, and PowerPoint. Strong leadership skills, with the ability to motivate and inspire a team to achieve business objectives and provide exceptional care to residents. Excellent written and verbal communication skills, with the ability to effectively communicate with residents, families, and staff at all levels. Strong financial management skills, with the ability to develop and manage budgets, analyze financial statements, and make sound business decisions. Knowledge of local, state, and federal regulations and laws governing multifamily rentals and senior living communities. Physical Demands: This job requires frequent travel, stand, sit, and walk for extended periods, and the ability to lift up to 50 pounds. The Regional Property Manager may need to assist with resident activities, events, and other duties as needed. Work Environment: This is an office-based job that requires regular visits to community properties, and requires overnight travel to other regional markets where we are developing new properties. Salary and Benefits: Salary for this position is $120,000 to $150,000 per year, commensurate with experience, plus a bonus plan that rewards lease-up success and financial performance of each property.
