We are looking for an organized and efficient Maintenance Technician to keep our premises in immaculate condition. The Maintenance Professional will be responsible for completing work orders, preparing vacant units, and ensuring the communal sections of the facility meet the company's standards of safety, appearance, and functionality. For urgent maintenance requests, this role may require evening and weekend work. Qualified applicants should possess a strong work ethic, customer service aptitude, and team-oriented attitude. Benefits: • Compensatory time off• Paid holidays• Fantastic company culture• Continued Instruction/Education Responsibilities:• Assist in maintaining the physical condition and general upkeep of each community• Thoroughly complete assigned tasks within the expected timeframe• Prepare make-ready apartment homes including painting, flooring, cleaning, rekeying, and general repairs• Maintain community grounds such as breezeways, laundry facilities, parking areas, trash/recycle bin areas, pet stations, and controlled access buildings to keep areas clean, operational, and safe for all residents and guests• Oversee service providers and vendors when professional services or repairs are necessary• Assist in regular inspections of the community, including but not limited to bait station checks, and 6-month preventative maintenance inspections (PMIs)• Follow up on unresolved customer service issues to ensure resolution and resident satisfaction• Promptly and professionally respond to after-hours emergency calls as needed• Ensure all workshops and utility rooms are clean, orderly, and safe• Perform supplemental landscape maintenance as needed to ensure that common areas are properly maintained• Remove snow and ice when and where applicable during in-climate weather• Perform maintenance projects and tasks with minimal supervision consistent with company policy and direction from the supervisor• Provide excellent customer service to all residents, prospects, and guests Qualifications:• Ability to regularly lift and/or move up to 50 pounds independently and occasionally lift and/or move up to 100 pounds with assistance• Moderate competency and efficiency in all aspects of maintaining operations including electrical, plumbing, appliance repair, carpentry, and painting• Ability to provide exceptional customer service to address the needs of residents in a friendly and professional manner• Desire to learn and grow knowledge and skills in a team environment• Eagerness to meet aggressive goals• Attention to detail and deadlines• Great Attitude/Strong Character/Integrity• Willingness to do what it takes to get the job done right• Willing and able to commute to job sites in the Tacoma area• Valid Driver's License and safe driving record• Must be able to speak, read, and write English in a manner sufficient to carry out duties• Successful completion of background check and drug screen required• Must be legally qualified to work in the U.S. meeting I-9 guidelines Compensation: $28 - $35 hourly About Company: At North40 Capital LLC, we are focused on developing the potential in people and places.
